- Put the buyer's interest first during the entire buying process
While it is essential to have your best interest represented when looking at pre-existing homes, it's very crucial to also have buyer representation when looking at new builds. What most people do not know is that when you visit a builder and purchase from a builder, the contract you sign is from their company and created for the benefit of the builder, not you. That is why it is essential to be represented from the beginning of the looking preocess when shopping to have that dream home built. A Buyer's Agent needs to accompany you on your inital visit or you need to sign in and let the builder know you have a representative and who it is that is looking after your best interest.
The best part of the whole opportunity of obtaining a Buyer's Agent is that it is 99 percent usually FREE to the homebuyer. In the State of Colorado, it is customary for the seller/builder to pay the commisssion to the buyer's agent. If you, the buyer, want, I can promise you and put it in writing that I will not show you any properties that the seller does not pay a co-op fee to the buyer's agent.
